ORDIDIANCE REQUIREMENTS <br /> SHIBA FARMS INC. <br /> MS-90--16 <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> a. A parcel map is required . <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map, or designated as Parcel 3 then an <br /> Irrevocable Offer to Dedicate the roadway to result in <br /> a 42 foot right-of-way from the centerline of <br /> Copperopolic Road and Jack Tone Road to the property <br /> line of Parcel 3 will be required . <br /> C. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due at the time of <br /> issuance of a building permit. The Fee currently is <br /> $2 , 672 . 00 per single family dwelling . The fee shall be <br /> adjusted annually by the Engineering Construction Cost <br /> Index as published by the Engineering News Records . <br /> Resolution R-89-946 suspends the fee until February 1 , <br /> 1990 . <br /> d . Dedications are required to result a forty-two foot <br /> right-of-way from the centerline of Copperopolis Road <br /> to the property line of Parcel #1 , and a forty-two foot <br /> right-of-way from the centerline of Jack Tone Road to <br /> the property line of Parcel #2. <br /> e . A 25 foot wide access easement along the bank of Mormon <br /> Slough will be required and recorded on the Parcel Map. <br /> 2 . PUBLIC HEALTH SERVICES <br /> NOTE: The Environmental Health Division has no conditions to <br /> impose on this Minor Subdivision providing the final <br /> recorded parcel map has net remaining of 3 acres for <br /> parcel #1 and #2 . <br /> ORDINANCE REQUIREMENTS ARE NONAPPEALABLE. <br />
