r <br /> CONDITIONS OF APPROVAL <br /> MS-90-27 <br /> WILLARD & FRANKIE RIEGER <br /> Unless otherwise specified , all conditions of approval <br /> shall be complied with prior to the approval of the Parcel <br /> Map. <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. "0" Street shall be constructed in conformance with <br /> 60-foot wide standards city street prior to recording <br /> the Parcel Map . <br /> b. The offset "Knuckle" along Camelback street shall be <br /> dedicated on the Parcel Map . Improvements on the <br /> knuckle area shall be constructed at time of issuance <br /> of building permits or other grants for development. <br /> C. The Traffic Impact Mitigation Fee will be required for <br /> this development. (The fee currently is $265 for each <br /> dwelling unit in Parcel 1 , and $1 , 50/sq . ft. or <br /> $16 , 335/acre for Parcel 2 . Whichever yields the larger <br /> fee, the fee will be automatically adjusted annually by <br /> the Engineering Construction Cost Index as published by <br /> the Engineering News Record . The fee shall be due and <br /> payable upon the approval of Parcel Map. <br /> d . A storm drainage system shall be provided for the <br /> subdivision . The capacity of the constructed detention <br /> pond in Tumbleweed Park subdivision shall be verified <br /> by the applicant. The design and calculations shall be <br /> submitted for approval prior to recording of the Parcel <br /> Map. The storm drainage pipelines system shall be <br /> constructed along with the construction of "0" Street <br /> extension for Parcel 1 . The construction of storm <br /> drainage system for Parcel 2 may be deferred until the <br /> time of issuing building permit or other grants for <br /> development. The subdivider shall agree to pay his <br /> proportionate share of the Lathrop Area Benefit No. 6 <br /> drainage fee, which amount to $1 , 000 . 00 per acre . <br /> Vehicle access to Harlan Road shall be restricted and <br /> shown on Parcel Map . <br /> e. Public sanitary sewer and water supply system shall be <br /> constructed by the subdivider and served by the Lathrop <br /> County Water District. Will-Serve letters are <br /> required . <br /> f. Street lighting shall be provided for "0" Street <br /> extension and along the frontage of Harlan Road . <br />
