CONDITIONS OF APPROVAL <br /> RAYMOND & DARLENE QUARESMA <br /> MS-90-35 <br /> Unless otherwise specified , all conditions of approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . DEPARTMENT OF PUBLIC WORKS <br /> a. The frontage improvements for Sedan Avenue shall be <br /> constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way rural street across the <br /> frontages of Parcels 1 and 2 . The construction of the <br /> frontage improvements will be deferred upon execution <br /> by the owner of a Deferred Frontage Improvement <br /> Agreement prior to approval of the Parcel Map. (A <br /> $250 . 00 fee is required for processing per Ord . No. <br /> 3337 in addition to a copy of the Grant Deed and an <br /> Engineer ' s estimate with a drawing of the required <br /> frontage improvements of a form to be supplied by the <br /> Public Works Department. ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map . <br /> 2 . SOUTH SAN JOAQUIN IRRIGATION DISTRICT <br /> a . Appropriate irrigation easements be dedicated and <br /> irrigation line installed to serve Parcel #1 and #2 or <br /> dedicate appropriate irritation easements and stipulate <br /> on the final map that the extension of the irrigation <br /> line to Parcel #1 and #2 will be at the expense of the <br /> owner of Parcel #1 and #2 or a District' s Irrigation <br /> Service Abandonment Agreement for Parcel #1 and #2 will <br /> be executed. <br /> b. Construct a berm or ditch around the south and west <br /> sides of Parcel #1 and #2 to prevent flooding from the <br /> irrigation of Parcel #3 . <br />
