The Traffic Impact Mitigation Fee will be required at <br /> time of issuance of building permit. (The fee <br /> currently is $3 ,078 for each dwelling . The fee shall <br /> be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) Resolution R-89-946 suspends the fee <br /> until February 1 , 1990 . <br /> b. Dedication to result in a 25 foot wide right-of-way <br /> from the centerline of Sedan Avenue to the property <br /> line shall be required across the frontage of Parcels <br /> #1 and #2 . <br /> C. Parcels #1 and #2 shall contain 1 .5 acres each after <br /> dedication. <br /> d . An Irrevocable Offer of Dedication to result a 30 foot <br /> wide right-of-way from the centerline of Manteca Road <br /> to the property line shall be required across the <br /> frontage of Parcel #3 . <br /> e. An Irrevocable Offer of Dedication to result a 25 foot <br /> wide right-of-way from the centerline of Sedan Avenue <br /> to the property line shall be required across the <br /> frontage of Parcel #3 . <br /> f . A parcel map is required . <br /> 2 . PUBLIC HEALTH SERVICES <br /> a. This proposed division of land shall meet the rules and <br /> Regulations of San Joaquin County Ordinance No. 549 . A <br /> percolation test , 10 foot soil profile , and a sewage <br /> disposal area as determined by the percolation test are <br /> required for Environmental Health Division approval . A <br /> permit for the percolation test from the Environmental <br /> Health Division is required. <br /> b. Construction of an individual domestic water well under <br /> a well permit and inspection by the Environmental <br /> Health Division . <br /> C. Construct an individual sewage disposal system under a <br /> permit and inspection by the Environmental Health <br /> Division prior to occupancy. <br /> ORDINANCE REQUIREMENTS ARE NONAPPEALABLE . <br />
