i <br /> 4.0 SITE RECONNAISSANCE <br /> Dames&Moore inspected the subject property on April 28, 1998. Dames & Moore's site <br /> visit included a walking inspection of the interior and exterior of the on-site improvements. <br /> Photographs taken during Dames & Moore's site inspection are provided in Appendix A. <br /> 4.1 CURRENT USES OF THE PROPERTY <br /> The subject property is currently occupied by eight metal frame warehouse buildings and <br /> undeveloped land parcels. The following tenants occupy the buildings: <br /> • Scott Company of California - Building A - fabrication of sheet metal products such as <br /> heating and ventilation air ducts; <br /> • American Modular Systems-Buildings B, C and F for fabrication of modular classroom and <br /> commercial structures, undeveloped land west of Building C and along the northern portion <br /> of the property for finished goods storage; <br /> • Innovative Steel Systems - Buildings D and E and the undeveloped land immediately east <br /> of Building E; <br /> • Super Soil -New building on the northwest corner of the property and storage yard; <br /> • Unleased property - Building G and 12.74 acres of the central portion of the site. <br /> 4.2 EXTERIOR AND INTERIOR SITE OBSERVATIONS <br /> The warehouse buildings are constructed slab-on-grade. The undeveloped parcels are graded <br /> and level. A 4.75-acre unlined storm water retention pond is located at the eastern end of the site. <br /> An approximately 500-square foot lined truck wash evaporation pond is situated adjacent to Building <br /> F. Wash water from the truck wash area drain flows through a three stage clarifier into the pond. A <br /> site plan is provided as Figure 2. <br /> 4.2.1 Hazardous Substances and Wastes <br /> Hazardous substances such as paint, sealer and lubricating oil were utilized in varying <br /> quantities by each of the tenants: <br /> • The Scott Company has two paint spray booths that utilize water base paint.Drill presses and <br /> cutting machines utilize lubricating oil. In addition a solvent-base sealer is utilized. Minor <br /> stains were observed on the concrete floor around the areas where these hazardous <br /> substances were utilized. Hazardous materials are stored in a vented shipping container <br /> located on the south side of the building.
