Furthermore, this report briefly discusses information ATC obtained from an <br /> additional file review performed at the San Joaquin County Public Health Services, Environmental <br /> Health Division (PHS/EHD) with respect to the former Union Oil Company (UNOCAL) service <br /> station located immediately north of the subject property. <br /> BACKGROUND <br /> The subject property is located at 1661 Pacific Avenue in Stockton, California near the <br /> southwest corner of Pacific Avenue and Walnut Street (Figure 1). The property contains one <br /> existing structure on the northeast portion of the parcel and the remaining property consists <br /> largely of a parking lot and asphalt surfaced areas. The structure was fornferly used as a Bank of <br /> America branch office and is approximately 10,757 square feet in size. The structure is currently <br /> unoccupied, however two automatic teller machines(ATMs) continue to service bank customers. <br /> Property in the immediate vicinity of the subject site is residential and commercial land (Figure 2). - <br /> Immediately west of the site are El Dorado Public School and a residential housing area. <br /> Immediately south of the site is El Dorado Public School. Further west and south of the site are <br /> residential neighborhoods. Immediately north of the site is a vacant lot (listed as 1665 Pacific <br /> Avenue) which was formerly occupied by a UNOCAL gasoline service station. Further north is <br /> Stockton Theater and additional residential property. Immediately east of the site is a commercial <br /> area with a residential area further east. <br /> In March 1998, ATC performed a Phase I Environmental Site Assessment (ESA) for the Property <br /> and the adjacent northern property for SUSD to evaluate the feasibility of title transfer. <br />
