"\TAT C <br /> A S S O C I A T E S I N C . <br /> Historical databases searched during the ESA, including air photos, Sanborn Fire insurance Maps, <br /> and Polk City Directories, indicated at least one commercial site previously existed on the <br /> southeastern portion of what is now the Bank of America property at 1661 Pacific Avenue. This <br /> portion of the subject property is identified in these databases as 1601 and/or-1603 Pacific <br /> Avenue. Polk's City Directory indicates A-1 Drive In Cleaners occupied this site from as early as <br /> 1952 to at least 1966. Additionally, this site is listed as Carter Mary Paint Store in 1970. These <br /> businesses would be expected to use and/or store hazardous substances including chlorinated <br /> compounds. No information was available for review with respect to the storage' disposal, and <br /> house keeping practices associated with hazardous materials at this site. <br /> Additionally, the ESA revealed that the former UNOCAL site to the north of the Property has <br /> been adversely affected from on-site activities. Data collected during the ESA indicated soil and <br /> groundwater at the site has been impacted by'leaking underground storage tanks used to store <br /> petroleum products at the site. Environmental investigations have been performed on the site, <br /> however petroleum affected soil and/or groundwater did not appear to have been fully defined or <br /> mitigated to the satisfaction of local and State regulatory agencies. <br /> LIMITED SUBSURFACE INVESTIGATION <br /> The work described herein was performed to evaluate subsurface environmental concerns at the <br /> Bank of America property located at 1661 Pacific Avenue. Specifically these concerns include <br /> off-site migration of petroleum hydrocarbons from the former UNOCAL service station (located <br /> immediately to the north of the site), and impaction from a former dry cleaners and paint facility <br /> (located on the southeastern portion of the property). <br /> All work was performed under the direction of a California Registered Engineer in accordance <br /> with ATC's Work Plan for Limited Subsurface Investigation at 1661 Pacific Avenue, Stockton <br /> California, API: 137-06-01 dated May 19, 1999. The work plan was verbally approved by San <br /> Joaquin County Public Health Services, Environmental Health Division (PHS/EHD) on May 25, <br /> 1999. <br /> In brief, the work included performing a limited soil gas survey and collecting confirmation <br /> groundwater samples to document current subsurface conditions beneath the site. A description <br /> of the work is explained in detail in the following paragraphs. <br /> Soil Gas Survey <br /> On June, 7 1999, ATC supervised a limited soil gas survey of the site's suspect areas including the <br /> northeastern portion of the subject property bounding the former UNOCAL site and the former <br /> on-site dry cleaners and paint establishment on the southeastern portion of the property. State <br /> C57 licensed Fisch Environmental Services, utilizing direct push technology, was employed to <br /> advance soil gas probes to desired depths where soil gas was extracted and sampled. In areas of <br /> the property which offered only limited access, hand tools were utilized to drive the gas collection <br /> probe to desired depths. <br /> WA17292_05\su maryTpLdoc 2 <br />
