1.3 Objectives and Scope of Work <br /> The objectives of this investigation were to additionally evaluate soil conditions at the site for the <br /> presence of Total Petroleum Hydrocarbons-Diesel Range Organics (TPH-DRO), total volatile organic <br /> compounds (VOCs), Organochlorine Pesticides(OCPs), and RCRA 8 Metals(arsenic, barium, cadmium, <br /> chromium, lead, selenium, silver,and mercury). The scope of work included: <br /> Obtaining appropriate permits from the San Joaquin County Environmental Health Department <br /> (Permit Nos.: 0068840,0068841,0068842,0068844),which are included in Appendix C; <br /> • Advancing 10 subsurface borings to depths of up to 24 feet below ground surface(bgs); <br /> • Collecting up to two soil samples per boring; <br /> • Collecting a groundwater sample from seven of the ten borings advanced; <br /> • Analyzing certain soil and groundwater samples for TPH-DRO, VOCs, OCPs, and/or RCRA-8 <br /> Metals;and <br /> • Preparing a summary report of activities and analytical results. <br /> Sampling locations were determined based on review of historical information from the Phase I ESA, <br /> surface features, estimated groundwater gradient, adjoining property uses, underground and overhead <br /> utilities,vegetation,as well as equipment accessibility issues. <br /> A generalized layout of the site and soil boring locations are shown in Figure 3 and described below: <br /> • Boring B-1: Located centrally along the northern elevation of the warehouse building located at <br /> 229 Oak Street in an inferred up-gradient position of the historical and current uses of <br /> the property; <br /> • Boring B-2: Near the southwestern comer of the warehouse building at 251 Oak Street within the <br /> area of a former aboveground storage tank; <br /> • Boring B-3: Within the vacant lot at the southwestern corner of the intersection of Oak Street and <br /> Park Avenue in a down-gradient position of the historic and current uses of the <br /> subject property; <br /> • Boring B-4: Located within the materials storage yard on the eastern side of the warehouse <br /> building at 270 Oak Street; <br /> • Boring B-5: Within the southeastern portion of the warehouse at 251 Oak Street adjacent to the <br /> former use of the aboveground storage tank and areas formerly used for seed <br /> treatment; <br /> • Boring B-6: In the central portion of the warehouse at 251 Oak Street within areas formerly used <br /> as a cannery and performed seed treatment; <br /> • Boring B-7: Within the western portion of the warehouse at 270 Oak Street within areas for auto <br /> repair; <br /> • Boring B-8: Located in the northwestern portion of the warehouse at 251 Oak Street within areas <br /> formerly containing trench drains; <br /> • Boring B-9: Within the northwestern portion of the warehouse at 251 Oak Street within areas <br /> formerly containing trench drains; and <br /> • Boring B-10: Located in the northwestern portion of the warehouse at 251 Oak Street within areas <br /> formerly containing trench drains. <br /> Zions First National Bank <br /> Limited Subsurface Investigation 5 f�UCIL <br /> Valentine Properties—Manteca, California <br />
