Proposed Cineplex Site
Bound by East Miner Avenue, North Hunter Street,
East Weber Avenue and North E1 Dorado Street
Stockton, California
Subsurface Soil and Groundwater Sampling Report
Prepared For: Civic Partners
1.0 PROJECT IDENTIFICATION
The following site investigation was conducted to help determine if contaminants,
associated with the past activities at the above property, are present in the soil and
groundwater. A recent Phase I Environmental Assessment of the subject site disclosed
historical underground tank locations and automotive maintenance uses. Laundries that
may have been involved dry cleaning solvents were also located on the property (Figure
3).
In order to extend our level of due diligence, soil and groundwater sampling in various
locations has been conducted. A Geoprobe"', direct push technology, was used to obtain
soil and water samples in the areas described below.
1.1 Site Description and History
Eight buildings that are utilized primarily for administrative and commercial
purposes currently occupy the subject site. A small print shop (Quality Print Shop),
and a glass installation and retail sales facility (Glass Pro) are also located on-site.
Two of the buildings, the former American Savings Bank building at 222 North El
Dorado Street, and the Stockton Hotel, are currently vacant. A small barbershop is
located along East Weber Avenue. Operations observed at 145 North Hunter Street
include a small market, Quality Print Shop, former office suites, and residential
apartments. This property is not included in the project.
Electricity is provided to the subject site by Pacific Gas and Electric (PG&E).
Potable water is provided by the California Water Service, which obtains its water
from the Hogan Reservoir located northeast of Stockton, and from the Melones
Reservoir located southeast of Stockton. The City of Stockton Sewer Service
provides sanitary sewer service.
Building 1
110 East Miner Avenue
This two-story unit is currently occupied by Cudney Auto Supply, which operates
an automobile accessory sales business. The second floor is mostly unused, with
some rooms utilized for storage purposes. This unit is located within a building also
occupied by 234, 242, and 248 North El Dorado Street. No basement is located
