CONDITIONS OF APPROVAL <br /> SU-93-1 <br /> Raymond Anderson <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Final Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Final Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. All parcels shall contain a minimum of 5,000 net square feet (Development Title Section <br /> 9-315.3). <br /> b. All parcels shall contain a minimum lot width of 50 feet, measured at the front yard <br /> setback line (Development Title Section 9-315.4). <br /> C. The developer shall enter into an agreement with San Joaquin County to ensure <br /> compliance with the provisions of Section 9-315 of the Development Title (Development <br /> Title Section 9-315.7(b)). <br /> d. The planting of trees along streets is required as follows (Development Title Section 9- <br /> 2020.4): <br /> (1) A minimum of one tree per lot frontage is required. <br /> (2) For corner lots, street trees shall be required on both street frontages. The trees <br /> cannot interfere with sight distances and setbacks. <br /> (3) Trees shall be five gallons in size. <br /> (4) Trees shall be located so that at 15 years of age the crown will not encroach <br /> across side property lines. <br /> (5) Trees shall be located a minimum of ten feet from driveways. <br /> (6) Trees shall be located a minimum of four feet and a maximum of ten feet outside <br /> of the road right-of-way. <br /> (7) Street trees may be included in the bond with other subdivision improvements, <br /> or they may be deferred until the construction of residences. In either case, <br /> installation shall be completed prior to the final building inspection of individual <br /> residences. <br /> Conditions of Approval - 1 - SU- -1 <br />
