e. The applicant shall submit road names for the proposed roads to the Development <br /> Services Division for approval. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Development Title Section 9-910.2) <br /> b. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin to <br /> ensure the completion of improvements within one year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> C. Gerald Avenue, Leanna Drive, and Marni Court shall be dedicated and improved to <br /> County standards for a 50-foot-wide right-of-way local residential street. The alignment <br /> of Gerald Avenue shall conform to the adopted Specific Plan for"B"Street. (Development <br /> Title Section 9-857.4) <br /> d. Dedicate a 60-foot-wide right-of-way on "D' Street from Loomis Avenue to the southerly <br /> property line of Lot 1. Improvements shall be required from Gerald Avenue to the <br /> southerly property line of Lot 1 which conform to the standards for adopted Specific Plan <br /> for"D"Street. Dedicate a 20-foot by 20-foot corner cut-off(snipe) from the owner of APN <br /> 171-190-23 at the northwest corner of Gerald Avenue and 'D' Street. (Development Title <br /> Section 9-857.4) <br /> e. A terminal drainage system shall be provided to meet the requirements of the County and <br /> to provide adequate drainage for the subdivision. A study shall be provided by the <br /> applicant to determine if the system can drain into the existing storm drain line of Loomis <br /> Avenue or if a new line is required. (Development Title Section 9-1135.2) <br /> f. The project shall be served by a public water system conforming to the requirements of <br /> the San Joaquin County Public Health Services (Environmental Health Division) and the <br /> Department of Public Works. A 'will serve" letter shall be required from the California <br /> Water Service Company. (Development Title Section 9-1120.2) <br /> g. The project shall be served by a public sewer collection system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health Services <br /> (Environmental Health Division),the Department of Public Works,and the City of Stockton. <br /> A"will serve"letter shall be required from the City of Stockton. (Development Title Section <br /> 9-1105.2) <br /> h. Street lighting shall be provided for the subdivision and the frontage of "B" Street and "D' <br /> Street. (Development Title Section 9-1150.11) <br /> i. The development is subject to assessments under Improvement District No. 47. The <br /> applicant shall initiate segregation of the assessment. (Resolution R-77-2543) <br /> j. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> Conditions of Approval - 2 - SU-93-1 <br />
