Approve Major Subdivision No. SU-93-1 (Tract No. 2489) based on the Findings and sull ject <br /> to the Conditions of Approval contained In the staff report. <br /> FINDINGS <br /> 1. The proposed subdivision is consistent with the General Plan, any applicable Specific Plan and <br /> Special Purpose Plan, and any other applicable plan adopted by the County. <br /> • This Finding can be made because the proposed map is consistent with the <br /> residential policies of the General Plan, the Low Density Residential designation of <br /> the General Plan Map, and the Density Bonus provisions of the Development Title. <br /> This subdivision Is also consistent with'B'Street and 'D'Street Specific Road Plans. <br /> 2. The design or improvement of the proposed subdivision is consistent with the General Plan and <br /> any applicable Specific Plan or Special Purpose Plan. <br /> • This Finding can be made because the number of lots proposed is within the <br /> maximum allowable density for Low Density Residential under the Density Bonus <br /> provisions of the Development Title. Adequate traffic circulation is provided, and the <br /> project, as conditioned, Is consistent with the adopted Specific Plans for "B" Street <br /> and 'D' Street. <br /> 3. The site is physically suitable for the type of development proposed. <br /> • This Finding can be made because the site Is level and can accommodate the 5 lots <br /> as proposed. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This Finding can be made because each lot is large enough to accommodate a <br /> dwelling while meeting all yard setback and width requirements of the R-L zone. <br /> Public water supply, sewage disposal, and drainage will be provided. <br /> 5. Neither the design of the subdivision nor any proposed improvements are likely to cause <br /> substantial environmental damage or substantially and avoidably injure fish or wildlife or their <br /> habitat. <br /> • This Finding can be made because an Initial Study prepared for this Item did not <br /> Identify any significant Impacts to fish or wildlife or their habitat. <br />
