The design of the subdivision or the type of improvements will not conflict with easements <br /> acquired by the public at large for access through or use of property within the prop' sed <br /> subdivision. <br /> • This Finding can be made because no public easements are existing or proposed for <br /> this subdivision. <br /> 8. Any land or improvement to be dedicated to the County is consistent with the General Plan and <br /> any applicable Specific Plan,Special Purpose Plan, and any other applicable plan adopted by the <br /> Board of Supervisors. <br /> • This Finding can be made because all land or improvements to be dedicated (e.g., <br /> Gerald Avenue, Leanna Drive, and Marnl Court) will satisfy County requirements and <br /> are consistent with the General Plan, the Specific Road Plans for 'B' Street and 'D' <br /> Street, and design standards. <br /> 9. The design of the subdivision provides,to the extent feasible,for future passive or natural heating <br /> or cooling opportunities in the subdivision, as required by Government Code 66473.1. <br /> • This Finding can be made because the lots are large enough so that individual <br /> buildings can be situated to take advantage of solar orientation. <br /> PROJECT DESCRIPTION <br /> This project is a Major Subdivision of 11.4 acres to create.59 single-family residential lots. Multiple Final <br /> Maps are proposed. Public water will be provided by California Water Service, and a public sewer <br /> collection system will be provided by the City of Stockton. Terminal drainage will be provided to meet the <br /> County development requirements. <br /> Public streets are proposed to serve the subdivision with access to 'B' Street to the west and 'D Street <br /> to the east. Gerald Road, which currently ends at 'B' Street, will continue through the subdivisi n and <br /> will be consistent with the adopted Specific Road Plans.for 'B' Street and 'D' Street. <br /> Fire protection will be provided by the Montezuma Fire District. The project site is within the Stockton <br /> Unified School District. <br /> The applicant is requesting a reduction in the minimum lot size and a reduction in lot width requirements <br /> pursuant to the Density Bonus provisions of the Development Title. <br />
