Item No. 4 <br /> PC: 2-18-93 <br /> SU-93-1 <br /> Page 4 <br /> (a) 20 percent of the dwelling units affordable to low income households; <br /> (b) 10 percent of the dwelling units affordable to very low income households; or <br /> (c) 50 percent of the dwelling units for senior citizens. <br /> In this case,the developer has agreed to create both (a) and (b). Also, the developer must enter <br /> into an agreement with the County to ensure continued affordability of all lower income density <br /> bonus units. <br /> Airport Noise/Land Use Compatibility Study: <br /> This site lies within the Airport Area of Influence and outside of the 65 dB CNEL noise contour of <br /> the Stockton Metropolitan Airport. The General Plan states: ij <br /> 'The County shall use as appropriate the findings and recommendations from the FAR <br /> Part 150 Noise Compatibility Study for Stockton Metropolitan Airport.' (Volume I, Page <br /> IV-87) <br /> That study recommends that the 'Airport Land Use Plan for San Joaquin County' be amended <br /> to require avigation easements for all new residential subdivisions of five or more parcels within <br /> the Airport Area of Influence. Although the Airport Land Use Plan has not been so amended, it <br /> is recommended that the owner grant a Deed of Avigation and Hazard Easement to San Joaquin <br /> County. <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Land Use: <br /> The site is currently vacant and is bounded on the north, west, and south by residential us s. <br /> On the east is a park and agricultural uses. 'D' Street buffers the subdivision from the uses to <br /> the east. No significant land use conflicts have been identified. <br /> Circulation/Access: <br /> All except four of the lots will have frontage on Gerald Avenue, Leanna Drive, or Marni Court. Lots <br /> 56, 57, 58, and 59 will front on 'D' Street. Specific Road Plans have been approved for 'B' Street <br /> and 'D' Street. This project conforms to both plans. The intersections of Gerald Avenue with 'B' <br /> Street and 'D' Street will conform to these Specific Plans. <br /> FACILITIES/SERVICES: <br /> Sewage Disposal Water Supply and Storm Drainage: <br /> Sanitary sewer service is to be provided by the City of Stockton. Water is to be provided by <br /> Califomia Water Service Company. Terminal storm drainage is required. <br />
