Edward MacDaniel, a Project Geologist with Clayton's San Francisco Regional <br /> Office, visited the subject property on July 30, 1996, to conduct an inspection of the <br /> property. Mr. MacDaniel made the following observations: <br /> • In the basement, Clayton observed that the pipe insulation identified in the previous <br /> Clayton Phase I Environmental Site Assessment to contain asbestos has been abated. <br /> Several areas on walls were covered with tape and plastic sheeting, presumably as <br /> part of the ACM abatement. In several areas, the tape was coming off. No changes <br /> in the suspect ACM observed during the previous Clayton Phase I Environmental <br /> Site Assessment in the rest of the building were noted during this update. <br /> • A new dry chemical type transformer was present in the basement near the former <br /> boiler location. <br /> • Some minor staining of the floor was observed near the water heater located adjacent <br /> to the former boiler area; the staining did not feel oily. <br /> • Three steel drums from various manufacturers of refrigerant 113 were present in the <br /> basement; three drums originally would have contained a total of 400 pounds of <br /> refrigerant. An oily residue was present on the top of all the drums. No secondary <br /> containment was present around these drums. No staining was observed around <br /> these drums. According to Mr. Peter Martin of Property Management Experts, these <br /> drums contain the oil/water mixture removed from the elevator compressor during <br /> servicing by Otis Elevators personnel. <br /> • A sump/catch basin was located in the basement in the same room where the boiler <br /> and associated fuel tank were located. WAter was present in the sump/catch basin, <br /> and a sump pump was located in the sump. <br /> • A freight elevator is present in basement; the elevator was used to move freight <br /> between the basement and an access area in the sidewalk above. The area around <br /> the elevator was roped off. A strong hydraulic fluid odor was present in the area. <br /> Water was present in the sump containing the elevator equipment. PVC piping was <br /> present leading to the sump. Given the age of the elevator, there is a potential that <br /> the hydraulic fluids used in the elevator could contain polychlorinated biphenyls <br /> K AEM R 1 P 7044 8170448 800.23 2 <br />
