Page 4
KEI , on behalf of Unocal , completed the tasks listed above . The
results of KEI ' s site inspection and file review were as follows
1 On May 18 , 1991, a representative of KEI inspected the subject
site to determine the condition of all monitoring wells
Wells RW1, MW2 , MW8 and off-site well MW6 were monitored and
found to be dry The total depths of these wells ranged
between 47 72 and 58 50 feet below ground surface Wells MW2
and MW8 had suffered wellhead damage during the site excava-
tion and were unsecured Wells MW4 and MWS appeared to be
located beneath an office building recently constructed on the
site Well MW9 appeared to have been paved over during
construction of a parking lot for the new office building
The conditions of the wells obscured by the building and
parking lot were unknown to KEI Well MW3 could not be
located despite considerable hand and backhoe excavation in
the vicinity In addition, wells MW1 and MW7 were properly
destroyed during the soil excavation project that was per-
formed at the site
2 Based upon KEI ' s site inspection, KEI recommended that all of
the on-site wells (MW2 , MW8 , and RW1) be properly destroyed
. It was KEI ' s opinion that the damage sustained by these wells
during construction of the new office building was severe
enough that any future analytical results of ground water
samples collected from these wells may not be representative
of the actual conditions at the site Well MW6 appeared to be
intact and would remain as is, however, this well was dry
KEI recommended that four new monitoring wells be installed at
the site in order to begin to determine the ground water flow
direction and the degree of ground water contamination at the
site
3 A review of all past and ongoing environmental investigations
performed in the vicinity of the subject site was conducted
The review of SJCPHS files revealed that subsurface investiga-
tions at four sites in the area have been conducted These
sites are as follows 1 ) a Chevron service station, located
at the corner of Pershing Avenue and Robinhood Drive, 2 ) a
Shell service station, located at the corner of Pacific Avenue
and Porter Avenue, 3 ) a former Regal (now Exxon) service
station, located at the corner of Pacific Avenue and Douglas
Road, and 4 ) a Chevron service station, located at the corner
of Pacific Avenue and Benjamin Holt Drive Based upon the
contamination levels reported at these stations , and their
locations with respect to the former Unocal site, KEI con-
cluded that contamination from these sites had not impacted
the subject site It was noted that the Montgomery Ward Auto
KRI-PES-1013 APA
