Bava: <br /> Applications GP-92-12/ZR-92-14 are opposed by the San Joaquin Farm <br /> Bureau. These amendments will serve to further develop <br /> agricultural areas at the expense of agricultural production. <br /> ZR-92-10 was another application that was opposed by the San <br /> Joaquin Farm Bureau. This application would have changed the <br /> zoning in the same project area to allow two ten acre parcels to be <br /> split into four five acre parcels . These applications (GP-92-12 <br /> and ZR-92-14 ) would result in the creation of the same two <br /> additional lots . <br /> The San Joaquin Farm Bureau is concerned that the county would <br /> initiate applications that will be of financial benefit to only one <br /> property owner while adversely impacting the agricultural area. If <br /> any resident in San Joaquin County were to propose the same <br /> changes, it would cost the applicant approximately $10,000. Since <br /> the county is picking up the tab for these applications the county <br /> taxpayers are paying close to $10, 000 to benefit one property owner <br /> who was already denied a similar proposal. <br /> The problem with creating an AL zone in an AG zoned area is that <br /> this AL island will be expanded. Surrounding property owners will <br /> submit applications to have their property zoned AL-5 and these <br /> applications are oftened approved as they are referred to as a <br /> "logical" expansion of the AL- zone. <br /> The AL zone does not serve agriculture and results in the premature <br /> conversion of agricultural lands. These applications, GP-92-12/ZR- <br /> 92-14 will only serve to further abuse the agricultural zoning in <br /> this area. By changing the zoning to AL, the county will be <br /> creating lots that are too small for agriculture and too large to <br /> be manageable as homesites.
