BUILDING INSPECTION DIVISION: <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements cannot be modified. <br /> a. The following Uniform Building Code and San Joaquin <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal <br /> to the Building Inspection Division: <br /> (1) Exterior walls less than 40 feet from a property <br /> line shall be of one-hour, fire-resistive <br /> construction. <br /> (2) The proposed building shall be provided with an <br /> automatic sprinkler system or divided into areas <br /> less than 6, 000 square feet by area separation <br /> walls. <br /> (3) Provide restrooms conforming with all disabled <br /> access requirements (C.C.R, Title 24) . <br /> b. A grading plan shall be submitted, and it shall be <br /> approved and a grading permit issued by the Building <br /> Inspection Division prior to any excavation or filling of <br /> earth material: <br /> (1) The grading plan shall contain the information <br /> listed in the U.B.C. , Appendix, Chapter 70, Section <br /> 7006 (1) . <br /> (2) The grading plan shall include complete drainage <br /> details and elevations of the adjacent parcels. <br /> Retaining wall details shall be submitted where <br /> applicable. <br /> (3) Grading in excess of 5, 000 cubic yard shall comply <br /> with Section 7014 for "Engineered Grading <br /> Requirements" . <br /> (4) All recommendations of the soils engineer shall be <br /> incorporated in the grading plans. <br /> (5) All compaction reports must be submitted prior to a <br /> foundation inspection. <br /> Conditions of Approval - 5 - (UP-91-14) <br />
