The area designated on the site plan for future expansion <br /> (Phase Two) shall be barricaded from vehicular traffic <br /> and shall be mowed regularly to reduce fire hazard. If <br /> building permits for Phase Two have not been approved by <br /> September 19 , 1995, the area set aside for Phase Two <br /> shall be landscaped and/or paved in accordance with the <br /> provisions of the Development Agreement. <br /> C. One passenger vehicle parking space is required for every <br /> 2, 000 square feet of building area. One additional <br /> vehicle parking space is required for every two employees <br /> of the heaviest shift. 196 passenger vehicle parking <br /> spaces are required for the existing building of 158, 400 <br /> square feet plus the proposed expansion of 92,755 square <br /> feet. A minimum of 5 of the spaces shall be for the <br /> physically handicapped. Phase two, the areas designated <br /> "future expansion" on the site plan, shall require <br /> additional spaces at the above ratios. <br /> d. A sign plan for the Costco facility shall be submitted <br /> with the improvement plan. The sign plan shall be <br /> consistent with the comprehensive sign plan of the <br /> Gateway Business Park as specified in Major Subdivision <br /> Application No. SU-92-2 . <br /> e. An Improvement Plan prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading shall be submitted to the Development Services <br /> Division for approval (Planning Title Section 9-10002) . <br /> A proposed mitigated negative declaration was circulated through <br /> the State Clearinghouse with a clearance date of June 8, 1992 . <br />
