CONDITIONS OF APPROVAL <br /> SA-92-26 <br /> TRACY INDUSTRIAL PARTNERS <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> This approval for the Costco Site Approval will expire 18 months <br /> from the date of approval unless, (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have <br /> been secured and remain in force, and (3) all necessary permits <br /> from other agencies have been secured and remain in force. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is subject to and shall comply with all <br /> requirements of Development Agreement DA-90-1. That <br /> development agreement includes, but is not limited to, <br /> requirements for Transportation Systems Management (TSM) <br /> plan, wildlife impact mitigation, parking, landscaping, <br /> and the construction of infrastructure. <br /> b. This approval is for the construction of the proposed <br /> expansion of the Costco Wholesale Depot as depicted on <br /> the Site Approval Site Plan (Mulvanny-Lee Architects) , <br /> received April 29, 1992 . <br /> C. The area designated on the site plan for future expansion <br /> (Phase Two) shall be barricaded from vehicular traffic <br /> and shall be mowed regularly to reduce fire hazard. If <br /> building permits for Phase Two have not been approved by <br /> September 19 , 1995, the area set aside for Phase Two <br /> shall be landscaped and/or paved in accordance with the <br /> provisions of the Development Agreement. <br /> t <br /> d. One passenger vehicle parking space is required for every <br /> 2 , 000 square feet of building area. One additional e <br /> vehicle parking space is required for every two employees <br /> of the heaviest shift. 196 passenger vehicle parking; <br /> spaces are required for the existing building of 158, 400 i <br /> square feet plus the proposed expansion of 92, 755 square s. <br /> feet. A minimum of five of the spaces shall be for the <br /> physically handicapped. Phase Two, the areas designated <br /> "future expansion" on the site plan, shall require <br /> additional spaces at the above ratios. <br />
