Conditions of Approval <br /> SA-92-26 <br /> Page 2 <br /> e. A sign plan for the Costco facility shall be submitted <br /> with the improvement plan. The sign plan shall be <br /> consistent with the comprehensive sign plan of the <br /> Gateway Business Park as specified in Major Subdivision <br /> Application SU-92-2 . <br /> f. An Improvement Plan prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading shall be submitted to the Development Services <br /> Division for approval. (Planning Title Section 9-10002) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. (The fees currently are <br /> $2,214 . 00 per 1, 000 gross square foot of building as <br /> "Office" , $1, 126. 00 per 1, 000 gross square foot of <br /> building as "Warehouse" , and $887 . 00 per 1, 000 gross <br /> square foot of building as "Manufacturing" in the Tracy <br /> area. If there is no building permit required, the fee <br /> will be exempt. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost ! <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> 3 . PUBLIC HEALTH SERVICES: <br /> a. Connection to a public sewer system is required. <br /> (Ordinance Code Section 9-10002) <br /> b. Connection to an approved public water supply system is <br /> required. A letter from the water supplier will be <br /> required stating that they have the capacity to serve the <br /> development and that the system meets State standards <br /> prior to recording the final map. <br /> C. If hazardous material is stored on site, applicant must f <br /> register with the County Office of Emergency Services. <br /> d. If hazardous waste is generated, applicant must obtain an <br /> EPA identification number and comply with applicable f <br /> regulations. <br />
