3. PUBLIC HEALTH SERVICES (Environmental Health Division): <br /> a. Connection to a public sewer system is required <br /> b. Connection to an approved public water system is required. <br /> C. If hazardous material is stored on the site, the applicant must register with the County <br /> Office of Emergency Services. <br /> d. If floor drains are required, they must be plumbed through a sand/oil separator and <br /> discharged to the City of Tracy sanitary sewer system with the permission of the City of <br /> Tracy Public Works Department. <br /> 4. BUILDING INSPECTION DIVISION: <br /> a. The following Uniform Building Code and San Joaquin Ordinance requirements will be <br /> applicable and shall be incorporated in the construction plans before submittal to the <br /> Building Inspection Division: <br /> (1) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R.,Title <br /> 24). <br /> (3) The proposed building is over the maximum allowable area without 2-hour area <br /> separation walls. <br /> b. A grading plan shall be submitted by the applicant, and it shall be approved and a <br /> grading permit issued by the Building Inspection Division prior to any excavation or filling <br /> of earth material: <br /> (1) The grading plan shall contain the information listed in the U.B.C., Appendix, <br /> Chapter 70, Section 7006(1). <br /> (2) The grading plan shall include complete drainage details and elevations of the <br /> adjacent parcels. Retaining wall details shall be submitted where applicable. <br /> (3) Grading in excess of 5,000 cubic yards shall comply with Section 7014 for <br /> 'Engineered Grading Requirements.' <br /> (4) All recommendations of the soils engineer shall be incorporated in the grading <br /> plan. <br /> (5) All compaction reports must be submitted prior to a foundation inspection. <br /> (6) All grading permits are subject to approval by the other departments. <br /> (7) All grading authorized by the permit shall be approved prior to the issuance of <br /> any building permits or the beginning of any construction. <br /> Conditions of Approval - 2 - (UP-92-16) <br />
