UP-89-27 OF STOCKTON REVIVAL TABERNACLE, INC. <br /> (C/O J. H. WALKER, JR. ) <br /> ----------------------------------------------------------------- <br /> The proposed project is for an addition to an existing church. <br /> The first floor of the two-story addition would be used as a <br /> social hall and the second floor would be used as classrooms. <br /> The General Plan designation for the project site is Low Density <br /> Residential and the zoning is R1 -8. Section 9-5252 (a ) of the <br /> Planning Title conditionally allows churches in an R1 -8 zone sub- <br /> ject to an approved Use Permit. <br /> Land Use : <br /> The surrounding land use is predominantly residential. Due to <br /> the size of the subject parcel, it will be difficult to accommo- <br /> date the addition on the parcel and protect the residential users <br /> from the potential impacts of the church. The proposed expansion <br /> cannot be supported by staff . Some of the ordinance requirements <br /> and constraints in utilizing the subject parcel for the proposed <br /> addition are discussed below. <br /> Setbacks : <br /> The proposed addition is to be located on a parcel that is 78 ' x <br /> 140 ' . The front yard setback is 20 ' and to be measured from the <br /> property line adjacent to Drake Street. The street side yard <br /> adjacent to Horner Avenue and the rear yard setback are also 201 . <br /> The other side yard setback at the southern property line is 51 . <br /> The current church structure encroaches into the required 20' <br /> setback, leaving 6 ' between the church structure and the eastern <br /> property line. However, the proposed two-story addition would be <br /> required to observe the 20 ' rear yard setback. <br />
