All plants shall be of nursery grown stock, according <br /> to current California nursery standards . <br /> 2. All new trees shall be selected from the San Joaquin <br /> County Approved Tree List. At least 25 percent of <br /> all required trees shall have a minimum 3-inch caliper <br /> trunk, if standard, and a 11V2-inch caliper trunk, if <br /> multiple, with the caliper size measured 12 inches <br /> above the root ball. <br /> g. Earth Berms : <br /> 1 . An earth berm no greater than two feet in height may <br /> contribute toward the prescribed height of any plant- <br /> ing or screening device. <br /> 2 . Mounds of earth which are used for screening or <br /> planting shall not maintain a slope greater than 2: 1 . <br /> Lighting : <br /> Parking lot lighting will be required to meet the following mini- <br /> mum standards : <br /> a . The equivalent of one foot candle of illumination shall be <br /> provided throughout the parking area. <br /> b. All lighting shall be on a time clock or photo-sensor <br /> system. <br /> C . Parking lot luminaires shall be high pressure sodium vapor <br /> with 90 degree cut-off and flat lenses . <br /> d. All lighting shall be designed to confine direct rays to <br /> the premises , with no spillover beyond the property line. <br /> NOTE: The pre-application conference is designed to inform pro- <br /> spective applicants of General Plan consistency, zoning <br /> consistency, public improvement requirements , preliminary <br /> design constraints and opportunities , and major environ- <br /> mental and safety issues . This information is provided <br /> in the hope of assisting the applicant in submitting a <br /> better and more complete application, as well as minimiz- <br /> ing processing time. It is not intended to be an in-depth <br /> analysis , and an environmental assessment is not completed. <br />
