CONDITIONS OF APPROVAL <br /> SA-93-14 <br /> King & Lyons <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for Phase 1 only as indicated on the Revised Site Plan submitted May <br /> 14, 1993. <br /> b. This project is subject to and shall comply with all provisions of Development Agreement <br /> No. DA-90-1, including, but not limited to, the following: <br /> (1) A Transportation Systems Management (TSM) Plan shall be submitted to the <br /> Development Services Division prior to the issuance of building permits. <br /> (2) A waste management plan shall be submitted to the Solid Waste Division of the <br /> Department of Public Works prior to the issunce of building permits. <br /> (3) The site shall be in compliance with the Kit Fox Mitigation Monitoring Program <br /> prior to the issuance of building permits. <br /> C. A sign plan for the facility shall be submitted with the improvement plan. The sign plan <br /> shall be consistent with the comprehensive sign plan of the Patterson Pass Business Park <br /> (SU-92-2). <br /> d. A minimum of 24 parking spaces is required (.5 for every 1,000 square feet of warehouse, <br /> plus .5 for each employee on the heaviest shift, plus 2 for every 1,000 square feet of <br /> industrial office). Two of the required spaces shall be for the physically impaired. <br /> (Development Title Section 9-1015.3) <br /> e. The area indicated as Phase 2 on the Site Plan submitted February 22, 1993, shall be <br /> barricaded from traffic, mowed regularly, and kept free of debris. If Phase 2 is not <br /> developed, that area shall be planted in drought tolerant grasses prior to the spring of <br /> 1995. <br /> f. A landscape plan is required. The plan shall meet the requirements of Development <br /> Agreement No. DA-90-1 and Section 9-1020 of the Development Title. <br /> Conditions of Approval - 1 - SA-93-14 <br />
