g. Submit an Improvement Plan,prepared by a Registered Civil Engineer,showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Improvement Plan. A plan check fee will be required. (Development Title <br /> Section 9-884) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $909.00 per <br /> 1,000 gross square feet of building designated as"Manufacturing' in the Tracy area. The <br /> fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. (Resolutions R-90-304&R-91- <br /> 1025) <br /> b. Lot Line Adjustment No. LA-93-16 shall be completed prior to approval of the <br /> Improvement Plan. <br /> C. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. Connection to a public sewer system is required. (Ordinance Code Section 9-10002) <br /> b. Connection to an approved public water supply system is required. <br /> C. If floor drains are required, they must be plumbed through a sand/oil separator and <br /> discharged to the City of Tracy public sewer as approved by the City of Tracy Public <br /> Works Department. <br /> d. If hazardous material is stored on the site, the applicant must register with the County <br /> Office of Emergency Services. <br /> e. If hazardous waste is generated, the applicant must obtain an EPA identification number <br /> and comply with applicable regulations. <br /> 4. BUILDING INSPECTION DIVISION: <br /> a. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) Provide restrooms conforming with all disabled access requirements. (CCR,Title <br /> 24). <br /> (2) The structure exceeds the allowable floor area permitted by the Uniform Building <br /> Code for a B-2 occupancy.
