CONDITIONS OF APPROVAL <br /> SA-92-0070 <br /> Reijer Groenveld, Jr. & Jacob J. Ralle <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the <br /> approval unless (1) all Conditions of approval have been complied <br /> with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the reactivation of a "Buy- <br /> Out" dairy. <br /> b. Submit an Improvement Plan prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading. Storm drainage run-off shall be retained on- <br /> site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Improvement Plan. <br /> Pond capacity calculations shall be submitted for <br /> approval on enclosed form entitled "Drainage Requirements <br /> - Dairy Farms. " A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> C. All animals enclosures, including but not limited to <br /> pens, cages, and feed areas, shall be maintained free <br /> from litter, garbage, and excessive accumulation of <br /> manure, so as to discourage the proliferation of flies, <br /> other disease vectors, and offensive odors. The premises <br /> shall be maintained in a neat and sanitary manner. <br /> (Development Title Section 9-1045. 7 (b) ) <br /> d. Except for movement on and off the property, animals <br /> shall not be kept or maintained in coops, pens, or <br /> corrals of less than one-half acre or within barns or <br /> similar structures closer than forty (40) feet from any <br /> rear or side property lien. (Development Title Section <br /> 9-1045. 5) <br /> e. The applicant shall secure an approved Business License <br /> prior to the initiation of the use.
