t.� <br /> RESULT'S OF A PHASE I AND PHASE 2 <br /> ENVIRONMENTAL SITE ASSESSMENT <br /> at <br /> Wiggins x Associates <br /> 4555 Nerth Pershing Avenue <br /> Stockton, California <br /> INTRODUCTION <br /> Upon the authorization of Wiggins and Associates, and with the <br /> approval of the San Joaquin County public Health Services, <br /> Environmental Health Division (SJCPHS) , TMC ENVIRONMENTAL, Inc. <br /> (TMC) performed a Phase 1 and Phase 2 Environmental Site Assessment <br /> at 4555 North Pershing, Stockton, California, called "site" in this <br /> report; see Plate 1, Site Location Map. The following report <br /> describes work done at the site and presents results of this <br /> preliminary subsurface investigation. It is the understanding of <br /> TMC that Boettcher Western Property Limited III, located in Denver, <br /> Colorado, is the current owner of the s;;te. <br /> SITE DESCRIPTION <br /> The site is located within the Stockton city limits, near the <br /> intersection of North Pershing Street and Rosemarie Lane. The area <br /> surrounding the site is predominantly commercial and retail <br /> businesses. Retail businesses border the eastern and western <br /> portions of the site. Rosemarie Lane borders the southern limits <br /> of the site. Two retail fuel stations are located approximately 50 <br /> to 75 yards east of the subject site. A car wash facility is <br /> located across Rosemarie, south of the site. An alley-way is <br /> located along the northern portions of the site. <br /> A masonry block wall exists on the eastern and western limits of <br /> the site. A block building also exists in the northern portion of <br /> the site and is believed to house electrical utility equipment. <br /> f The site's surface is paved with asphalt and concrete materials. <br /> ""' Surface drainage of the site appears to be southerly. Two storm <br />
