t <br /> g. Landscaping/Screening: <br /> A minimum ten-foot-wide planting strip shall be installed along the frontage of the <br /> property and respect the right-of-way of State Route 88/12. The strip shall be <br /> continuous except where crossed by driveways and walkways. All areas not <br /> used for buildings, parking, driveways, walkways, or other permanent facilities <br /> shall be landscaped. Landscaping details shall be consistent with the <br /> Landscaping Standards contained in Development Title Section 9-1020.3. <br /> (Development Title Section 9-1020.8(a)) <br /> C2) A solid masonry wall six to seven feet in height shall be erected along the east <br /> property line to screen the approved use from future residential uses on the <br /> adjacent property. (Development Title Section 9-1020.8(b)) <br /> (3) Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on <br /> three sides and gated on the fourth side. Any proposed parking lot lighting shall be designed to confine direct rays to the <br /> premises. No spillover beyond the property line shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5(g)(4)) <br /> i. A maximum of one free-standing sign and one wall-mounted sign shall be permitted as <br /> a part of this approval. Sign details shall be consistent with Development Title Chapter <br /> 9-1710 and be included in the Improvement Plan. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The Traffic Impact Mitigation Fee will be required for the additional floor area. The fee is <br /> due and payable at the time of building permit application. The fee currently is$4,997.00 <br /> per 1,000 gross square feet of building designated as 'Retail Service' in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.
