SA-92-75 <br /> OF ARTHUR HARRISON / MONTE SEIBEL <br /> ------------------------------------------------------------------ <br /> This is a Site Approval Application for a plumbing and electrical <br /> supply store within an existing building which is currently in <br /> operation without benefit of the required permits. The project is <br /> located on a 2 . 53 acre parcel on the southwest corner of Forest <br /> Lake Road and State Route 99 on the West Frontage Road, north of <br /> Lodi. <br /> The Development Services Division has reviewed the above-referenced <br /> application and intends to approve it subject to the following <br /> Conditions of Approval. <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> Conditions of Approval: <br /> 1. This approval is to establish a plumbing and electrical <br /> supply store within an existing 3 , 744 square-foot <br /> building. This approval does not include the existing <br /> storage building, the existing shop and the existing <br /> residence shown on the site plan. <br />
