There shall be no outdoor storage associated with the approved <br /> use beyond that approved for the storage of tires and wheels. <br /> 11. One additional advertising sign shall be permitted as a part <br /> of this approval. The sign shall either be installed on the <br /> existing pole sign or placed on the wall of the existing <br /> structure. Sign details shall be included on the Improvement <br /> Plan. <br /> 12 . There shall be no off-site parking associated with the <br /> approved use and no parking within the right-of-way of El <br /> Dorado Street or Harlan Road. <br /> 13 . Any proposed lighting for the approved uses shall be directed <br /> onto the site and away from neighboring property, E1 Dorado <br /> Street, and Harlan Road (Planning Title Section 9-3704{a} ) . <br /> Lighting details shall be included on the Improvement Plan. <br /> 14 . All improvements shall be shown on the Improvement Plan. The <br /> construction of on-site improvements shall conform to the r <br /> approved Site Plan and the Improvement Plan. <br /> I <br /> 15. One (1) copy of the Improvement Plan shall be submitted to the i <br /> Development Services Division for distribution to the involved <br /> County departments. A Plan Check fee will be required. <br /> 16. An Improvement Dlan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted for approval. Storm <br /> drainage/additional run-off shall be retained on-site, <br /> provisions shall be shown on the Improvement Plan.
