1 Development Committee Memorandum SA-92-19 Page 2 3 . The owner shall secure an approved Business License for the approved uses prior to the initiation of those uses. (County Ordinance Code Section 7-1000) 4 . The used automobile parking area shall contain fifteen (15) permanently paved, delineated parking spaces. The truck- trailer rental service shall contain two (2) permanently paved, delineated parking spaces. The parking areas shall not replace any of the site' s existing fifteen parking spaces and shall not encroach upon aisle ways or driveways. The location of the parking areas, as well as the site ' s existing parking spaces, driveways, aisles, and designated tire and wheel storage areas, shall be shown on the Improvement Plan. The dimensions of all parking spaces and aisle ways shall be shown on the Improvement Plan and shall be consistent with the requirements of Section 9-3702 of the Planning Title. 5 . The outdoor tire and wheel storage areas shall be permanently paved. Paving details shall be shown on the Improvement Plan. 6. At least one additional customer automobile parking space shall be provided and shall be shown on the Improvement Plan. The size of the parking spaces shall be consistent with the requirements of Section 9-3702 of the Planning Title. The space shall be permanently paved and delineated. 7 . The customer and handicap parking spaces in the northwest corner of the property and the five us-d car parking spaces shall be redesigned to prevent vehicles using those spaces from backing into the right-of-way of El Dorado Street. Details shall be shown on the Improvement Plan. 8 . The wheel storage area in the northeast corner of the site shall be screened from the residential use on the north side of the property line by a six (6) foot high, uniformly painted t solid fence or wall. The wall shall be installed prior to the initiation of the use and shall be maintained in good condition. Screening details shall be included on the Improvement Plan. 9 . The outdoor tire storage area on the west side of the retention pond shall be screened by a six (6) foot high, uniformly painted solid fence or wall. The wall shall be installed prior to the initiation of the use and shall be maintained in good condition. Screening details shall be included on the Improvement Plan.
