construction costs prior to approval of the Improvement Plan. (A $250.00 fee currently <br /> is required for processing per Planning Title Section 9-10502 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage improvements. The estimate and <br /> legal description shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works Department and submitted to the <br /> Public Works Department for approval. As an option, the Department of Public Works will <br /> prepare the drawing and estimate for an additional fee of $100.00.) (Planning Title <br /> Section 9-2143) <br /> C. Encroachment Permit shall be required for work within road right-of-way. (Streets and <br /> Highway Title Section 10-3103) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is$1,549.00 per <br /> 1,000 gross square foot of building as'Service Commercial' or$222.09 per daily trip-end <br /> generated in the Lockeford area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record.) The following Uniform Building Code and San Joaquin Ordinance requirements will be <br /> applicable and shall be incorporated in the construction plans before submittal to the <br /> Building Inspection Division: <br /> 1) Exterior walls less than 20 feet from a property line shall be of one-hour, fire- <br /> resistive construction. <br /> 2) Provide restrooms conforming with all disabled access requirements. (C.C.R., <br /> Title 24) <br /> 3) Provide a one-hour occupancy separation between the existing mini-mart and the <br /> truck wash. <br /> b. The construction Site Plan shall indicate the following: <br /> 1) Provide parking for the physically handicapped. The space(s) shall be located <br /> as close as possible to the primary entrance. (C.C.R., Title 24) <br /> 2) Provide identification signs for the parking space(s) including the'tow-away'sign <br /> at each entrance or visible from each space. (C.C.R., Title 24) <br /> 5. AIR POLLUTION CONTROL DISTRICT: <br /> a. The District's dust control practices shall be implemented when grading or construction <br /> takes place on the site. <br /> b. Adequate record keeping shall be maintained for mitigation measures for use by District <br /> staff in making scheduled or unscheduled inspections. <br />
