CONDITIONS OF APPROVAL <br /> ESCALON LIVESTOCK MARKET <br /> SA �89 25 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval . <br /> 1 . DEPART.11ENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. Dedication to result in a forty--two foot (42 ' from the <br /> centerline of Lone Tree Road to the property line) wide <br /> right-of-way shall be required across the frontage of APN <br /> 207-320-015 . <br /> b. The frontage improvements for Escalon-Bellota Road and Lone <br /> Tree Road shall be constructed in conformance with the <br /> standards for one half_ of an 84 foot right--of--way rural <br /> street . <br /> C. No waste water shall be allowed into the storm drainage <br /> pond . <br /> d. Access shall be restricted to one place , easterly on Lone <br /> Tree Road only. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , on--site <br /> parking , and grading , shall be submitted to the Department <br /> of Public Works for approval . Drainage shall be retained <br /> on-site and calculations shall be submitted for approval. <br /> b. An Encroachment Permit shall be required for work within the <br /> road right-of-way. <br />
