CONDITIONS OF APPROVAL <br /> SA-89-25 <br /> Escalon Livestock Market <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval . <br /> 1 . DEPARTMENT OF PUBLIC WORKS : <br /> Conditions of Approval : <br /> a. Dedicate a 42-foot-wide right-of-way from the centerline <br /> of Lone Tree Road to the property line across the frontage <br /> of APN 207-320-015 . <br /> b. The frontage improvements for Escalon-Bellota Road and <br /> Lone Tree Road shall be constructed in conformance with <br /> the standards for one-half of an 84-foot-wide right-of-way <br /> rural street . <br /> c . No waste water shall be allowed into the storm drainage <br /> pond. <br /> d. Access shall be restricted to one place , easterly on Lone <br /> Tree Road only. <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project . Other Ordinance requirements <br /> may also apply. Ordinance Requirements are not appealable . <br /> e . An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval . Drainage shall <br /> be retained on the site , and calculations shall be sub- <br /> mitted for approval . <br /> f . An Encroachment Permit shall be required for work within <br /> the road right-of-way. <br /> g. A Traffic Impact Mitigation Fee may be required for this <br /> development . The fee is $1 , 925 . 00 per 1 , 000 gross square <br /> feet of building as "Office" for the sales portion and <br /> $4 , 512 . 00 per 1 , 000 gross square feet of building as <br /> "Retail/Service" for the restaurant portion. The fee is <br /> determined by the number of trips generated by the deve- <br /> lopment from the Trip Generation Manual , as published by <br /> the Institute of Traffic Engineers, multiplied by the trip <br /> cost for the stockyard. The fee shall be automatically <br /> adjusted annually by the Engineering Construction Cost <br /> Conditions of Approval - 1 - (SA-89-25 ) <br />
