CONDITIONS OF APPROVAL <br /> Tract No . 2113 (SU-89-19 ) <br /> Moss & Craig <br /> Unless otherwise specified below, all Conditions of Approval must <br /> be fulfilled prior to approval of the final map. <br /> 1 . Department of Public Works : <br /> a. All improvements shall be in conformance with the improve- <br /> ment standards and specifications of the County of San <br /> Joaquin. All improvement plans and specifications must be <br /> approved by the County of San Joaquin Department of Public <br /> Works prior to approval of the final map. <br /> b. If improvements referred to herein are not completed prior <br /> to the approval of the final map, the subdivider shall <br /> execute an agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one year <br /> after filing the final map . <br /> c . The interior streets shall be dedicated as 60-foot-wide <br /> right-of-way commercial streets and improved 46 feet from <br /> curb to curb, except Leach Road and Business Park Circle <br /> south of Lots 27 and 28 , which shall be dedicated and <br /> improved to County standards for an 84-foot-wide <br /> industrial street . <br /> d. A 27-foot-wide roadway shall be dedicated along Eight Mile <br /> Road on the subdivided side . The pavement shall be <br /> widened to provide right- and left-turn lanes on the <br /> approach to the subdivision entrance road, in conformance <br /> with the structural section of an industrial street . <br /> e . Additional frontage improvements for Eight Mile Road shall <br /> be constructed in conformance with the standards for one- <br /> half of a 134-foot-wide right-of-way street . The <br /> construction of the frontage improvements may be deferred <br /> at the option of the Department of Public Works, in which <br /> event the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the map . A <br /> $250 fee is required for processing, per Ordinance No . <br /> 3337 , in addition to a copy of the Grant Deed and an engi- <br /> neer ' s estimate with a drawing of the required frontage <br /> improvements on a form to be supplied by the Department of <br /> Public Works. <br /> f . Eighty-four-foot-wide Irrevocable Offers to Dedicate shall <br /> be made for all future public roadways , and they shall <br /> line up with the planned interior streets . A 42-foot-wide <br /> right-of-way dedication shall be made along the westerly <br /> line of Lots "C" and "D. " The construction of the fron- <br /> tage improvements along the northerly line of Lot "D" is <br /> Conditions of Approval - 1 - (SU-89-19 ) <br />
