required but may be deferred at the option of the <br /> Department of Public Works , in which event the owner shall <br /> execute a deferred frontage improvement agreement prior to <br /> approval of the map. A $250 fee is required for pro- <br /> cessing, per Ordinance No . 3337 , in addition to a copy of <br /> the Grant Deed and an engineer ' s estimate with a drawing <br /> of the required frontage improvements on a form to be <br /> supplied by the Department of Public Works . <br /> g. A community detention pond/terminal drainage system shall <br /> be provided to meet the requirements of the County and the <br /> State Reclamation Board for adequate drainage for the sub- <br /> division. The right-of-way for Bear Creek shall be shown, <br /> and a permit from the State Reclamation Board shall be <br /> acquired. <br /> h. The project shall be served by a public water system con- <br /> forming to the requirements of the Department of Public <br /> Health Services and the Department of Public Works . The <br /> system shall provide adequate domestic and fire water <br /> supply in conformance with the requirements of the County <br /> Fire Warden and the local fire district . A test well <br /> showing that the production well will meet all applicable <br /> standards is required prior to the approval of the impro- <br /> vement plans or any work within the site . <br /> i . The project shall be served by a public sewer collection <br /> and treatment system constructed in conformance with the <br /> requirements of the Department of Public Health Services <br /> and the Department of Public Works . A wastewater treat- <br /> ment plant study acceptable to the Department of Public <br /> Works and the Department of Public Health Services is <br /> required prior to the approval of the improvement plans or <br /> any work within the site . <br /> j . Street lighting shall be provided for the subdivision and <br /> the frontage of Eight Mile Road. Eight Mile Road may be <br /> included in the deferred frontage improvement agreement . <br /> k. A County Service Area shall be formed prior to the appro- <br /> val of the final map to provide for the operation, main- <br /> tenance , and improvement of storm drainage, water , <br /> sanitary, and street lighting facilities . <br /> 1 . All lots shall be designated by number . <br /> m. Access rights shall be dedicated and restricted for Lots 1 <br /> through 6 and Lots 22 through 24 along the frontage of <br /> Eight Mile Road, and for Lots 1 and 24 , 125 feet from <br /> Eight Mile Road, along the frontage of the entrance road. <br /> Temporary emergency access is to be allowed along the <br /> easterly line of Lot 5 until secondary public road access <br /> is provided. <br /> r_. A Preliminary Soils Report is required, in accordance with <br /> County standards , for the purpose of determining the <br /> R-Value for the design of the roads . <br /> Conditions of Approval - 2 - ( SU-89-19 ) <br />
