Item No . 8
PC : 8-3-89
Tract # 2113 (SU--8()-
Page
SU--8()-Page 2
future development of subdivision lots will require discrt
tionary permit review by agencies with regulatory respon
sibilities for public safety and health .
7 . The design of the subdivision or the type of improvements
will not conflict with easements , acquired by the public at
large , for access through or use of property within the pro-
posed subdivision because the Conditions of Approval will
require future road dedications and improvements in confor-
mance with the standards of the City of Stockton, the County
of San Joaquin, and the State of California.
8 . Any land or improvements to be dedicated to the County are
consistent with the General Plan because under the Conditions
of Approval , the interior subdivision roadway system will
conform to the standards of an 84-toot--wide industrial road
right-of-way, and road dedications and improvements along
Eight Mile Road will be required both on an interim and a
long-term basis to conform to requirements of the City of
Stockton, the County of San Joaquin, and the State of
California.
9 . The design of the subdivision provides , to the extent
feasible , for future passive or natural heating opportunities
in the subidivision, as required by Government Code Section
66473 . 1 , because future industrial development must conform
to requirements of the Uniform Buijding Code , and site develop-
ment will not involve construction of residential units .
PROJECT DESCRIPTION
This request is for a 42-lot industrial subdivision. The 98-acre
site is located on the south side of Eight Mile Road, 630 feet
east of Ham Lane . The proposed lot sizes range from 0 . 8 acres to
4 . 8 acres , with an average lot size of 1 . 5 acres . The appli-
cant ' s stated intent of design for the proposed subdivision is to
allow for the merger of parcels in the event that certain deve-
lopments within the subdivision are of a larger scale that the
average lot size proposed.
Subdivision access will be restricted to a single opening onto
Eight Mile Road . Lot access will be provided by a proposed
looped public road system .
Public services are proposed for sewage disposal , water supply ,
and storm drainage . A sewage treatment plant will be constructed
on Lot D, one well each on Lots A and B, and a detention pond on
Lot C , with a terminal outlet to Bear Creek . Lots A through D
