The design of the subdivision or the type of improvements <br /> will not conflict with easements , acquired by the public at <br /> large , for access through or use of property within the pro- <br /> posed subdivision because the Conditions of Approval will <br /> require future road dedications and improvements in confor- <br /> mance with the standards of the City of Stockton, the County <br /> of San Joaquin, and the State of California. <br /> 8 . Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan because under the Conditions <br /> of Approval , the interior subdivision roadway system will <br /> conform to the standards of an 84-toot--wide industrial road <br /> right-of-way, and road dedications and improvements along <br /> Eight Mile Road will be required both on an interim and a <br /> long-term basis to conform to requirements of the City of <br /> Stockton, the County of San Joaquin, and the State of <br /> California. <br /> 9 . The design of the subdivision provides , to the extent <br /> feasible , for future passive or natural heating opportunities <br /> in the subidivision, as required by Government Code Section <br /> 66473 . 1 , because future industrial development must conform <br /> to requirements of the Uniform Buijding Code , and site develop- <br /> ment will not involve construction of residential units . <br /> PROJECT DESCRIPTION <br /> This request is for a 42-lot industrial subdivision. The 98-acre <br /> site is located on the south side of Eight Mile Road, 630 feet <br /> east of Ham Lane . The proposed lot sizes range from 0 . 8 acres to <br /> 4 . 8 acres , with an average lot size of 1 . 5 acres . The appli- <br /> cant ' s stated intent of design for the proposed subdivision is to <br /> allow for the merger of parcels in the event that certain deve- <br /> lopments within the subdivision are of a larger scale that the <br /> average lot size proposed. <br /> Subdivision access will be restricted to a single opening onto <br /> Eight Mile Road . Lot access will be provided by a proposed <br /> looped public road system . <br /> Public services are proposed for sewage disposal , water supply , <br /> and storm drainage . A sewage treatment plant will be constructed <br /> on Lot D, one well each on Lots A and B, and a detention pond on <br /> Lot C , with a terminal outlet to Bear Creek . Lots A through D <br />
