The <br /> subdivision will create 42 future development sites for general <br /> industrial uses . The subdivision lots are designed to allow <br /> the merger of two or parcels to accommodate larger industrial <br /> uses . The design also would allow the development of lots as <br /> small as one acre for small-scale projects . <br /> Access Traffic Circulation: <br /> The site has frontage on Eight Mile Road. Access to the sub- <br /> division will be limited to a single access opening. Lots <br /> which back onto Eight. Mile Road will. not have direct access. <br /> Access to subdivision lots will be provided by a proposed <br /> public road system. <br /> The first transportation issue involves the applicant ' s propo- <br /> sal for a 60-foot-wide interior road right-of-way. The <br /> Department: of Public Works is recommending that an 84-foot-wide <br /> industrial road right-of-way be required. <br /> The second issue deals with future Eight Mile Road right-of-way <br /> and improvement requirements . The County is in the process of <br /> preparing a Specific Road Plan for Eight Mile Road. After con- <br /> sultations with Caltrans, the Council of Governments, the City <br /> of Stockton, and the Department of Public Works, it was agreed <br /> that the immediate requirement for the Eight Mile Road right- <br /> of-way and improvement be an expansion, measured from the cen- <br /> terline, of the right-of-way from 40 feet to 67 feet . If Eight <br /> Mile Road is added to the State ' s system, Caltrans may require <br /> a 166-foot-wide Eight Mile Road right-of-way, 83 feet measured <br /> from the centerline . For this reason, staff recommends that an <br /> additional 16-foot setback be provided. With the Eight Mile <br />
