In addition, the Department of Public <br /> Works is recommending that the subdivision access median be <br /> eliminated. <br /> The third transportation issue involves the standard to which <br /> the interior subdivision roads will be constructed. The appli- <br /> cant is proposing construction of roads that meet a <br /> 60-foot-wide right-of-way standard. The Department of Public <br /> Works recommends that subdivision streets be constructed in <br /> conformance to an 84-foot-wide industrial road standard. In <br /> industrial parks such as the one proposed, the County ' s <br /> experience has been that where rights-of-way of less than 84 <br /> feet wide have been provided, traffic congestion , including <br /> trucks parked within roadways, has been a significant concern. <br /> The County standard for an 84-foot-wide industrial road, <br /> measured from the centerline , includes a 30-foot-wide paved <br /> road section, a nine--foot-wide curb, gutter, and sidewalk sec- <br /> tion, and a three-foot-wide unimproved shoulder. The appli- <br /> cant ' s proposal , measured from the centerline, includes a <br /> 20-foot-wide paved road section, a seven-foot-wide <br /> curb/sidewalk section, and a three-foot--wide unimproved <br /> shoulder . <br /> Noise : <br /> Planning Title Section 9-3800(a) requires that the srnind level <br /> within the M-2 zone shall not exceed 75 decibels (db Ldn) at <br /> the property line of the developed .lot. . The applicant proposes <br /> a solid masonry or brick fence along the Eight Mile Road fron- <br /> tage. <br /> Fencing/Landscapin Si na e Lighting_ <br /> Measured from the centerline, the recommended right-of-way will <br /> increase from 40 feet to 83 feet . Staff recommends that the <br /> 26-foot width located outside the future Eight Mile Road right- <br /> of-way recommended by the Department of Public Works be <br /> landscaped and maintained by subdivision property owners until <br /> such time as the right-of-way is acquired by Caltrans. The <br /> 26-foot-wide strip would appear to be reasonable, both in terms <br /> of the 100 acres of industrial development contemplated and in <br /> consideration that future road .improvements will he required <br /> for Eight Mile Road. <br /> Project fencing along Eight Mile Road should be designed to <br /> enhance the site ' s appearance . Construction materials should <br /> be limited to a solid masonry or brick type of material , with <br />
