The fence must be
located outside the future landscaped strip along Eight Mile
Rodd.
Subdivision street lighting must be provided. The lighting
should be oriented so that it does not illuminate or cause
glare onto adjacent properties, including Eight Mile Road. The
property owners ' association formed for maintenance of
landscaping and fencing should also assume responsibility for
maintenance of signage and lighting.
FACILITIES/SERVICES :
Sewacle Disposal/Water Supply/Storm Drainage:
The applicant proposes public services for sewage disposal ,
water supply, and storm drainage . As noted above, subdivision
Lots A, B, C, and D will be developed with a package treatment
plant , a two-well water system, and a detention pond with ter-
minal outlet storm drainage system, and they will be dedicated
to a County Service Area to be formed for their operation and
maintenance . The service proposal conform to the development
requirements of the County General Plan and Planning Title .
Utilities :
Pacific Bell has no objection to the project . Pacific Bell
maintains an office a short distance west of the site . Pacific
Gas and Electric requests 10-foot-wide public utility easements
along street frontages . Public utility easements will be pro-
vided for all utilities serving the project site .
HAZDS CONSTRAINTS :
The site is not subject to flooding in a 100-year flood incident .
The site is not subject to other known hazards or constraints .
ENVIRONMENTAL CONSIDERATIONS :
Based on the Environmental Initial Study prepared for Tract No .
2113 (STI-89--19) , it was determined that the project would not
have a significant , adverse environmental impact . This conclu-
sion is based on the project ' s conformance to County standards
and to the recommended improvements relative to Eight Mile Road.
