The fence must be <br /> located outside the future landscaped strip along Eight Mile <br /> Rodd. <br /> Subdivision street lighting must be provided. The lighting <br /> should be oriented so that it does not illuminate or cause <br /> glare onto adjacent properties, including Eight Mile Road. The <br /> property owners ' association formed for maintenance of <br /> landscaping and fencing should also assume responsibility for <br /> maintenance of signage and lighting. <br /> FACILITIES/SERVICES : <br /> Sewacle Disposal/Water Supply/Storm Drainage: <br /> The applicant proposes public services for sewage disposal , <br /> water supply, and storm drainage . As noted above, subdivision <br /> Lots A, B, C, and D will be developed with a package treatment <br /> plant , a two-well water system, and a detention pond with ter- <br /> minal outlet storm drainage system, and they will be dedicated <br /> to a County Service Area to be formed for their operation and <br /> maintenance . The service proposal conform to the development <br /> requirements of the County General Plan and Planning Title . <br /> Utilities : <br /> Pacific Bell has no objection to the project . Pacific Bell <br /> maintains an office a short distance west of the site . Pacific <br /> Gas and Electric requests 10-foot-wide public utility easements <br /> along street frontages . Public utility easements will be pro- <br /> vided for all utilities serving the project site . <br /> HAZ�DS CONSTRAINTS : <br /> The site is not subject to flooding in a 100-year flood incident . <br /> The site is not subject to other known hazards or constraints . <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> Based on the Environmental Initial Study prepared for Tract No . <br /> 2113 (STI-89--19) , it was determined that the project would not <br /> have a significant , adverse environmental impact . This conclu- <br /> sion is based on the project ' s conformance to County standards <br /> and to the recommended improvements relative to Eight Mile Road. <br />
