Landscaping details shall be shown on the improve- <br /> ment plans and shall be subject to the approval of the <br /> Planning Director . No other improvements are permissible <br /> within this 26-foot wide segment . <br /> b . A subdivision property owners ' association shall be formed <br /> to maintain landscaping , fencing, and signage. <br /> c . Project fencing, consisting of a solid masonry wall or <br /> brick type construction, shall be const=ructed along the <br /> project frontage on Eight Mile Road. The fence shall be <br /> shown on the improvement plan, designed to provide noise <br /> attenuation for industrial development to a level of 75 <br /> decibels or less along Eight Mile Road property lines, and <br /> located outside the 26-foot-wide landscaped strip along <br /> Eight Mile Road. <br /> d. Project signage shall be restricted to a single monument <br /> type or fence mounted sign. No additional signs will be <br /> allowed on individual subdivision lots . <br /> e . Lighting standards shall be restricted to a height of 15 <br /> feet and shall be designed and oriented so that they do <br /> not cause illumination or glare onto adjoining properties <br /> or public roads. <br /> Pacific.; Gas & Electric : <br /> A 10-foot-wide public utilities easement shall be provided <br /> along all subdivision roads . <br />
