SECTION II <br /> PROJECT LOCATION AND DESCRIPTION <br /> A. PROJECT LOCATION <br /> The general location of the proposed project is along Eight Mile Road, about <br /> 1.5 miles west of I-5, as shown on Figure 1. Its specific boundaries are delineated <br /> on Figure 2. Of the total 822 acres within the project site, 662 acres are located <br /> on the north side of Eight Mile Road, between Eight Mile Road, Rio Blanco Road, <br /> Telephone Cut and Stefani Lane. The remaining 160 acres are located south of <br /> Eight Mile Road, between Rio Blanco Road and a point approximately 3,220 feet <br /> to its east. The southern boundary of the project site runs diagonally east-west <br /> from a point approximately 1,800 feet south of Eight Mile Road on the east side to <br /> a point approximately 2,780 feet south on the west side. <br /> The project site is shown on the Terminous California USGS Map as being located <br /> in Range 5 east, Townships 2 north and 3 north. Section numbers are not <br /> identified. <br /> B. PROJECT DESCRIPTION <br /> 1. GENERAL <br /> AM Farms is proposing to develop a recreational facility in San Joaquin County <br /> which would include an equestrian center, golf course, and horse trail on an <br /> 822 acre site located along Eight Mile Road, west of I-5, northwest of the City of <br /> Stockton. A conceptual site plan for the project is shown on Figure 3. The project <br /> will require the cancellation of the Williamson Act Contract on the subject <br /> property, an amendment of the San Joaquin County General Plan to change the land <br /> use designation from agriculture to recreation and an amendment of the San <br /> Joaquin County Zoning Ordinance to change the zoning of the property from <br /> AG-40 (General Agricultural, 40 acre minimum parcel size) to Planned <br /> Development (PD). <br /> 2. EQUESTRIAN CENTER <br /> The equestrian center would be located on the 160 acre portion of the project site <br /> located south of Eight Mile Road. The facilities associated with the equestrian <br /> center would include two pasture areas for horses; both indoor and outdoor arenas <br /> for horse shows; covered paddocks; a hunt course; and two parking areas (see <br /> Figure 3). The equestrian center would accommodate 120 horses. The indoor <br /> arena and outdoor arena would seat about 100 people each.
