GOLF COURSE <br /> The 18-hole golf course would be located on an approximately 175 acre portion of <br /> the project site located north of Eight Mile Road. As can be seen from Figure 3, <br /> the golf course would be in a "U" shape surrounding an eighty acre lake. Facilities <br /> at the golf course would also include an approximately 30,000 square foot <br /> clubhouse, and eight tennis, four racquetball and four paddleball courts. <br /> The clubhouse, the location of which is shown on Figure 3, would include a <br /> 1,200 square foot restaurant, an 800 square foot bar, locker rooms, and a pro <br /> shop. <br /> 4. HORSE TRAIL, <br /> The horse trail included in the project would occupy the remaining 407 acres and <br /> would be in the form of a "U" shape, following the outer and inner edges of the <br /> golf course. The horse trail would be unturfed, bare dirt, with intermittent <br /> landscaping. Picnic areas would be located along the horse trail in several of the <br /> landscaped areas. <br /> 5. ACCESS AND CIRCULATION <br /> Access to the equestrian center would be directly from Eight Mile Road. Access to <br /> the golf course would be provided from Eight Mile Road, via an access road. <br /> 6. PUBLIC FACILITIES AND sEgVICES <br /> The project would be developed utilizing a septic tank system or other suitable on- <br /> site wastewater treatment facilities, and water service for the clubhouse and the <br /> equestrian center paddocks and arenas would be provided through a domestic water <br /> well currently located on the property. Existing wells and water available through <br /> riparian water ri hts would be used to irrigate the golf course and equestrian <br /> center. The San Joaquin Local Health District would require studies to address <br /> septic suitability and groundwater quality. <br /> Law enforcement and fire protection would be provided by the San Joaquin County <br /> Sheriffs Department and the Delta Fire Protection District, respectively. <br /> Flood protection for the project would be provided through the efforts of <br /> Reclamation District No. 2042. Necessary levees would be constructed according <br /> to Federal Emergency Management Agency (FEMA) standards for 100-year event <br /> flood control purposes by the District. <br /> II-4 <br />
