SITE PLAN REQUIREMENTS <br /> ZR-89-17 <br /> Howard Arnaiz, et al <br /> Unless otherwise specified, the applicant shall comply with all <br /> Site Plan Requirements prior to establishment of the use and <br /> issuance of building permits. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. All domestic water facilities and required street <br /> improvements shall be in conformance with the improvement <br /> standards and specifications of the County of San <br /> Joaquin. All improvement plans and specifications must <br /> be approved by the County of San Joaquin Department of <br /> Public Works prior to approval of the site improvement <br /> plan. <br /> b. The entrance road to the equestrian center shall be <br /> improved to County standards for a 60-foot-wide right- <br /> of-way commercial street without sidewalk. <br /> C. Eight Mile Road shall be improved to County standards for <br /> an 84-foot-wide right-of-way farm or estate subdivision <br /> street. <br /> d. A community detention pond/terminal drainage system shall <br /> be provided to meet the requirements of the County and <br /> to provide adequate drainage for the development. <br /> e. The project shall be served by a public water system <br /> conforming to the requirements of the San Joaquin County <br /> Public Health Services (Environmental Health Division) <br /> and the Department of Public Works. The system shall <br /> provide adequate domestic and fire water supply in <br /> conformance with the requirements of the County Fire <br /> Warden and the local fire district. A test well showing <br /> that the production well will meet all applicable <br /> standards is required prior to the approval of the <br /> improvement plans or any. work within the site. <br /> NOTE: Conditions (a) , (d) , and (e) are recommended in <br /> consideration of the proposed future subdivision of the <br /> property. <br /> f. Street lighting shall be provided at all entrances on <br /> Eight Mile Road. <br /> g. An association shall be formed prior to the approval of <br /> the site improvement plan to provide for the operation, <br /> Site Plan Requirements - 1 - (ZR-89-17) <br />
