To Development Committee <br /> From: Chandler Martin <br /> Sub : GP-93-2 (Mettler) <br /> Date: 4-8-93 <br /> Page: - 2 - <br /> The community of Lockeford, including vacant land designated for <br /> development, contains approximately 812 acres. This proposal will <br /> increase that area by 2 . 3%. To recommend approval to the Board of <br /> Supervisors, the Planning Commission must determine that this <br /> project does not represent significant expansion of the growth <br /> area. <br /> Policy No. 3 states, "All new development in the Lockeford area <br /> shall be coordinated with the Lockeford Community Services <br /> District. " This policy has been satisfied. A Preliminary <br /> Subdivision Improvement Agreement between the developer and the <br /> District is being prepared. <br /> Williamson Act: <br /> This site is under Williamson Act Contract. The applicant has <br /> indicated that a Notice of Nonrenewal has been filed, and the <br /> contract will expire in three years. The applicant may not process <br /> a Zone Reclassification to R-L until the contract expires. <br /> Concurrent with this General Plan application, the County will <br /> process a Zone Reclassification from AG-40 to AU-20. <br /> This item will not be scheduled for public hearing until the <br /> traffic study is completed and shows that this project will not <br /> conflict with roadway policies. <br /> CM/blm <br /> c: Leroy Mettler <br /> Baumbach and Piazza <br />
