l
1.0 SUMMARY
1.1 SOIL AND GROUNDWATER SAMPLING AND ANALYSIS
The purpose of this Phase II ESA-soil and groundwater sampling was to attempt to identify if
previous uses of the Property as a dry cleaner contributed to local soil and groundwater
contamination.
The reported results of the laboratory analysis indicated that volatile organic compound (VOC)
concentrations in both soil and groundwater samples were either not detected above laboratory
reporting limits (ND) or were not high enough to be of regulatory concern.
1.2 DISCUSSION
Based upon the soil and groundwater analysis it does not appear that sampled areas of the Property
have been adversely impacted by former dry cleaning operations. Withthe exception of one sample
SB3w concentrations of VOCs were not detected above laboratory reporting limits.
have concentrations of tetrachloroethene PCE at 0.72 micro ains er.liter
SB3w was reported to (PCE) ' P
P
Gtg/L) or parts per billion (ppb). This groundwater sample was collected from the boring located
j" south of the former dry cleaning suite, near one of the rear doors of the suite. The maximurn
contaminant level (MCL) for PCE is 5.0 ppb. This reported groundwater concentration of PCE
does appear to represent significant contamination.
Table 1, located in Section 3.0 Soil and Groundwater Sampling, lists samples with detectable
concentrations of VOCs.For laboratory data sheets results see Appendix-Laboratory Data Reports.
These results and conclusions are subject to the limitations outlined in section 4.0 Limitations.
1.3 RECOMMENDATIONS
Based upon the results of data accumulated during this assessment, Ceres Associates does not
recommend further investigation or assessment at this time.
Ceres Associates 1 Project CAI 156-2
Cathay Bank(Former Valley Cleaners,Tracy) January 12,2004
