r
Ms . Sullivan said it would be one open driveway for both parcels.
PUBLIC HEARING OPENED:
PROPONENTS :
Larry Madoski was present to represent the new owner of the pro-
perty, Mr . Cardoza from Manteca, who bought the property from
Save the Redwoods League . He said the driveway on Lathrop Road
and curb and gutter improvements all the way to Harlan Road are
going to be built at this time , and a sidewalk will be built up
to the curb cut on the east side of the driveway. The issue
brought up by Lathrop Municipal Advisory Council regarding the
height of the sign is contained in the current zoning ordinance ,
which allows for signs to be 35 feet above the overpass of
Lathrop Road. There is concern by Public Works that the width of
the driveway may be too wide . Public Works prefers a wide dri-
veway but will go along with 36 feet if that is what the
Commission wants .
Comm. Morri asked if trucks would be parking on the property.
Comm. Gillispie asked if the parallel parking spaces at the
rear of the building would block the emergency exits .
Mr . Madoski said that signs will be posted to prohibit truck
parking and that the emergency exits will have a 25-square-foot
pad at the doors which will not be obstructed.
Comm. Morri asked about trucks parking along the curb on Lathrop
Road.
Mr . Madoski said he would like to have a red curb but that is not
possible .
Manual Lopez, Public Works, said that his department is proposing
a four-foot-wide island in the middle of the 40-foot-wide drive-
way so that the ingress is separated from the egress.
OPPONENTS :
John Serpa, 85 E. Louise, Lathrop, spoke of his concern for the
rte/ traffic safety at the project site . He operates an Arco mini-
mart at the northwest corner of Harlan Road and Louise Avenue.
(U His two driveways on Harlan Road are 43 feet wide and are just
( ("' barely adequate. He has two additional driveways on Louise
ucJ Avenue which are 30 feet and which are not wide enough. He said
he hoped the pit and all trenches would be lined. He sa
concrete pad should extend 10 feet beyond the pumps He said the
ik snoula—have an electronic measuring device to detect any
leaks.
Karen Ojeda, representing Lathrop Municipal Advisory Council ,
said Lathrop MAC recommended denial because of various concerns .
One concern was the sign to be put up 35 feet above the overpass.
PC : 8-20-87 - 2 - MINUTES
