CONDITIONS OF APPROVAL <br /> UP-89-25 <br /> Sam McCullough <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the establishment of the use and the <br /> issuance of any building permits . <br /> The approval will expire 18 months from the date of approval <br /> unless ( 1 ) all Conditions of Approval have been complied with, <br /> ( 2 ) all necessary building permits have been secured and remain <br /> in force , and ( 3 ) all necessary permits from other agencies have <br /> been secured and remain in force . <br /> 1 . Department of Public Works : <br /> a. An Improvement Pian, prepared by a Registered Civil <br /> Engineer , showing drainage, driveway access details , on- <br /> site parking, grading, and existing and proposed utility <br /> services shall be submitted to the Department of Public <br /> Works for approval . Storm drainage shall remain on-site, <br /> and two sets of drainage calculations shall be submitted <br /> for approval . <br /> * b . Proof of legal access and a Private Right-of-Way applica- <br /> tion for the proposed access route is required. The <br /> 20-foot-wide private right-of-way access shall be improved <br /> with chip seal on six inches of aggregate base and be in <br /> conformance with Section 10 . 207 of the Uniform Fire Code . <br /> c . The Traffic Im;jact Mitigation Fee will be reauIred for <br /> this development . The fee currently is $5889 . 00 per 1000 <br /> square feet of buildings, as a classification of 7997 . <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. Resolution No . R-89-946 suspends <br /> the fee until February 1 , 1990 . <br /> d. Traffic generated by this development shall be limited to <br /> a maximum 50 trips per day . <br /> e . Conditions of Approval for the existing private right-of- <br /> way for the residence must be completed and limited to be <br /> used by the residence only, or the trips generated by the <br /> residence will be included in the limit recommended in <br /> Condition No. 1 (d) , above . <br /> 2 . Environmental Health Division: <br /> * a. Construct a water well under permit and inspection of the <br /> Environmental Health Division prior to occupancy.
