C. The Traffic Impact Mitigation Fee will be required for <br /> this development. The fee is due and payable at the time <br /> of building permit application. The fees currently are <br /> $1, 925. 00 per 1, 000 gross square feet of building <br /> designated as "Office" and $771. 00 per 1, 000 gross square <br /> feet of building designated as "Manufacturing" in the <br /> Lockeford area. The fees shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. <br /> 3 . ENVIRONMENTAL HEALTH DIVISION: <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements cannot be modified. <br /> a. An Improvement Plan shall be submitted showing the <br /> location of the well and sewage disposal area (including <br /> a 100 percent expansion) . <br /> (1) State on revised plans or improvement plans the <br /> maximum number of employees the sewage disposal <br /> system is being designed for and that the leach <br /> field area will be barricaded so that it cannot be <br /> driven over, parked on, or used as a storage area. <br /> This leach field area must be used for that <br /> specific purpose only and cannot contain any <br /> underground utility lines. <br /> b. Construct an individual sewage disposal system for the <br /> proposed office under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> C. Construct an individual domestic water well under a well <br /> permit and inspection by the Environmental Health <br /> Division at the time of development. <br /> (1) Install an approved backflow prevention device on <br /> the water supply system. <br /> d. Refuse, garbage, and other solid waste material must be <br /> stored, removed, and transported to an approved landfill. <br /> e. All waste from this operation is to be handled so as not <br /> to cause an odor or vector nuisance. Provide a manure <br /> management plan that is approved by the Regional Water <br /> Quality Control Board and accepted by the Environmental <br /> Health Division prior to development. <br /> Conditions of Approval - 2 - (SA-91-17) <br />
