C. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. The fees currently are $1, 925. 00 per 1, 000 gross square feet of building designated as "Office" and $771. 00 per 1, 000 gross square feet of building designated as "Manufacturing" in the Lockeford area. The fees shall be automatically adjusted annually by the Engineering Construction Cost Index as published by the Engineering News Record. 3 . ENVIRONMENTAL HEALTH DIVISION: Ordinance Requirements: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements cannot be modified. a. An Improvement Plan shall be submitted showing the location of the well and sewage disposal area (including a 100 percent expansion) . (1) State on revised plans or improvement plans the maximum number of employees the sewage disposal system is being designed for and that the leach field area will be barricaded so that it cannot be driven over, parked on, or used as a storage area. This leach field area must be used for that specific purpose only and cannot contain any underground utility lines. b. Construct an individual sewage disposal system for the proposed office under a permit and inspection by the Environmental Health Division at the time of development. C. Construct an individual domestic water well under a well permit and inspection by the Environmental Health Division at the time of development. (1) Install an approved backflow prevention device on the water supply system. d. Refuse, garbage, and other solid waste material must be stored, removed, and transported to an approved landfill. e. All waste from this operation is to be handled so as not to cause an odor or vector nuisance. Provide a manure management plan that is approved by the Regional Water Quality Control Board and accepted by the Environmental Health Division prior to development.
